Built-up (BUR)$4–$8/sq ft15–30 yearsLayered felt/bitumenIndustrial; heavy-use flat roofs

TPO (thermoplastic polyolefin). A white single-ply membrane that reflects UV radiation and reduces cooling loads in hot climates. Heat-welded seams provide strong leak resistance. TPO has become the most commonly specified single-ply system for commercial buildings in Texas due to its energy performance and long track record. Typical lifespan: 20 to 30 years.

EPDM (thermoset rubber membrane). A black rubber single-ply membrane, bonded with adhesive or mechanically fastened. Durable, UV-resistant, and cost-effective. Somewhat less energy-efficient than TPO in hot climates but proven over decades of commercial use. Typical lifespan: 20 to 30 years.

PVC roofing. A single-ply membrane with heat-welded seams, excellent chemical resistance, and strong performance in environments with rooftop grease exposure (restaurants, food processing). Sika Sarnafil is a common manufacturer. Typical lifespan: 20 to 30 years.

Modified bitumen. A multi-layer system using asphalt and polymer-modified sheets applied over insulation. Extremely durable, handles heavy foot traffic well, and performs reliably in flat roof applications where ponding is not a chronic issue. Typical lifespan: 15 to 25 years.

Metal roofing. Standing seam and exposed fastener metal systems for commercial and industrial buildings. Exceptionally long-lived (40 to 60 years), fire-resistant, and low-maintenance. Requires at least a minor slope for proper drainage. See our metal roofing page for detail.

Built-up roofing (BUR). Multiple alternating layers of roofing felt and bitumen, topped with a gravel surface. Durable, good for foot traffic, and easy to maintain. Common on older commercial buildings and industrial applications. Typical lifespan: 15 to 30 years depending on membrane quality.

Roof coatings. For commercial roofs that are structurally sound but showing surface wear, a roof coating can extend service life by sealing minor cracks and improving UV resistance. Not a substitute for failing membranes, but a cost-effective tool for extending a roof that has several years of life remaining.

Commercial roofing services

New installation. We install commercial roofing systems on new construction for general contractors and building owners across East Texas. We coordinate with GCs on scheduling and sequencing to keep projects on track.

Replacement. Full removal of the existing roofing system, inspection and repair of the deck and insulation layer, and installation of a new system. We recommend the replacement system based on the building’s use, drainage design, budget, and local weather exposure.

Repair. Targeted repairs for membrane punctures, seam failures, flashing leaks, and storm damage. We inspect first, advise on repair vs. replacement, and provide written estimates before scheduling any work.

Maintenance programs. Scheduled semi-annual or annual inspections to identify developing issues before they become emergencies. We provide written condition reports after each visit.

What our customers say

"We had chronic leaks at two locations on our warehouse roof. Redline came out, did a thorough inspection, and gave us a clear assessment - the membrane had another few years in it and the leaks were isolated to failed seams. They repaired the seams, no unnecessary upsell to replacement. The leaks are gone."

Brian H., Tyler TX, September 2023

"Redline replaced the flat roof on our retail building and coordinated the whole project around our business hours so we never had to close. Clean, professional, and done on schedule. Their written estimate matched the final invoice exactly."

Carla M., Longview TX, November 2023

"We use Redline for all of our commercial properties in East Texas. They inspect on schedule, document everything, and when something needs attention they tell us before it becomes a bigger issue. That kind of proactive communication is hard to find."

Frequently Asked Questions

Commercial Roofing - Common Questions

We install TPO (thermoplastic polyolefin), EPDM (thermoset rubber membrane), PVC, modified bitumen, metal roofing in standing seam and exposed-fastener profiles, and built-up roofing. For each project, we evaluate the building's structure, use, drainage design, and budget to recommend the system that offers the best long-term value.

Commercial roofing costs depend heavily on roof square footage and the system installed. Single-ply membrane systems (TPO, EPDM, PVC) typically run $5 to $10 per square foot installed. Metal roofing runs $6 to $14 per square foot depending on profile. Modified bitumen and built-up systems typically run $5 to $9 per square foot. A 5,000-square-foot commercial roof commonly runs $25,000 to $60,000 depending on the system, existing conditions, and any required structural or drainage work. Redline provides free written estimates after an on-site assessment.

Commercial roof lifespans vary by system. TPO and EPDM membranes typically last 20 to 30 years with proper maintenance. PVC systems typically last 20 to 30 years. Modified bitumen typically lasts 15 to 25 years. Metal commercial roofing typically lasts 40 to 60 years. Built-up roofing typically lasts 15 to 30 years depending on membrane quality and maintenance. All estimates assume proper installation and routine maintenance.

TPO (thermoplastic polyolefin) is a white or light-colored single-ply membrane that reflects UV radiation and provides strong energy efficiency. It is heat-welded at the seams, creating a strong watertight bond. EPDM (ethylene propylene diene monomer) is a black rubber membrane that is bonded with adhesive or mechanically fastened. TPO offers better energy performance and is more popular in hot climates like East Texas. EPDM is generally less expensive to install and is a proven material with a long track record. Both are good systems; TPO's reflective surface is usually the better choice in Texas heat.

We work with property owners and managers to schedule work in phases if needed, prioritize weather windows, and coordinate material staging to minimize impact on parking, loading areas, and building access. For occupied buildings, we can sequence the work to avoid tearing off large sections at once. We communicate the schedule clearly before starting and flag any changes that could affect operations.

Yes. Not every commercial roofing issue requires a full replacement. We provide targeted repairs for membrane punctures, seam failures, flashing leaks, drain blockages, and storm damage. A commercial roof inspection is the first step - we assess the overall condition and advise on whether repair or replacement is the better investment based on the system's age, condition, and remaining service life.

Yes. We work on warehouses, manufacturing facilities, distribution centers, and other industrial properties across East Texas. Industrial buildings typically have large flat or low-slope roofs that require specific drainage design and membrane systems. We have experience with the scale and scheduling requirements of industrial projects.

Key indicators that replacement is the better choice over continued repair: the roof is approaching or past its expected service life, repairs are recurring in multiple areas rather than isolated spots, the membrane shows widespread shrinkage or cracking, drainage is chronically problematic, or cumulative repair costs are approaching 30 percent or more of replacement cost. Redline provides free commercial roof inspections with written condition reports and a clear recommendation on repair vs. replacement.
