TPO (thermoplastic polyolefin). A white single-ply membrane that reflects UV radiation and reduces cooling loads in hot climates. Heat-welded seams provide strong leak resistance. TPO has become the most commonly specified single-ply system for commercial buildings in Texas due to its energy performance and long track record. Typical lifespan: 20 to 30 years.
EPDM (thermoset rubber membrane). A black rubber single-ply membrane, bonded with adhesive or mechanically fastened. Durable, UV-resistant, and cost-effective. Somewhat less energy-efficient than TPO in hot climates but proven over decades of commercial use. Typical lifespan: 20 to 30 years.

Modified bitumen. A multi-layer system using asphalt and polymer-modified sheets applied over insulation. Extremely durable, handles heavy foot traffic well, and performs reliably in flat roof applications where ponding is not a chronic issue. Typical lifespan: 15 to 25 years.

Built-up roofing (BUR). Multiple alternating layers of roofing felt and bitumen, topped with a gravel surface. Durable, good for foot traffic, and easy to maintain. Common on older commercial buildings and industrial applications. Typical lifespan: 15 to 30 years depending on membrane quality.
Roof coatings. For commercial roofs that are structurally sound but showing surface wear, a roof coating can extend service life by sealing minor cracks and improving UV resistance. Not a substitute for failing membranes, but a cost-effective tool for extending a roof that has several years of life remaining.
