Commercial Roof Maintenance Checklist for East Texas Buildings
A commercial roof in East Texas should be inspected at least twice a year, in spring and fall, and again after any hail or high-wind storm. Each visit should clear drains and gutters, check membrane seams and flashings, look closely at HVAC curbs and pipe penetrations, and document conditions in a written report. Most commercial leaks start at those points, and most are cheap to fix when caught early.

Why maintenance matters more on a flat roof
Water on a low-slope roof drains slowly and travels sideways across the membrane and insulation before it finds a way in. By the time a stain shows on a ceiling tile, the entry point can be far from the stain and the insulation under it may be wet. Regular inspections catch open seams, clogged drains and failed flashings before that happens.
The twice-a-year checklist
- Clear roof drains, scuppers, gutters and downspouts. East Texas pine needles and leaves clog them fast
- Look for standing water 48 hours after rain and note where it collects
- Walk every seam on TPO, PVC and EPDM roofs for open or lifting laps
- Check flashings at walls, parapets, curbs and roof edges
- Inspect HVAC curbs, pipe boots and other penetrations for cracked sealant and failed boots
- Look for punctures near rooftop units, where service technicians walk and drop tools
- On modified bitumen and built-up roofs, look for blisters, splits and alligatored surfacing
- On metal roofs, check for backed-out fasteners, failed sealant at laps and rust at the eave
- Check edge metal and coping for loose sections
- Photograph conditions and file a written report for your records
After every major storm
After hail or straight-line wind, schedule an inspection even if nothing is leaking. Hail can fracture membranes and wind can lift edge metal without obvious signs from the ground. Photos and a written report documented soon after the storm support an insurance claim if you need one.

Commercial Roof Maintenance FAQs
How often should a commercial roof be inspected?
At least twice a year, spring and fall, plus after any significant hail or wind event.
Can maintenance extend the life of a commercial roof?
Yes. Clearing drains and fixing seams and flashings early prevents wet insulation and deck damage that shorten a roof’s life.
When should we repair instead of replace?
If the membrane is sound and leaks are isolated to seams or flashings, repair usually makes sense. See commercial roof repair vs replacement.
Do you serve Kilgore, Lindale and Palestine?
Yes. We serve commercial properties across East Texas from our offices in Tyler, Longview and Kilgore, including Lindale, Palestine, Jacksonville, Henderson and Athens.
